Brick 4/2/2 in Bedford North of 183.  I pulled comps and the comps look great for a $190k- $195k ARV BUT none of them are in your same subdivision.  The comps are extremely close to the subject house.  rents are easily $1600-$1,700 +the house is supposed to be SUPER CLEAN!Partially rehabbed with new carpet 5 year old roof,windows, HVAC. needs cosmetics and minor foundation work.
